Estate Asset Intelligence & As-Built Validation Study
Challenge
New leadership inherited a complex estate with inconsistent records and limited confidence in what equipment was actually installed, what condition it was in, and whether drawings reflected reality. They needed a rapid, structured baseline to regain control, prioritise risk, and plan next steps
Our Approach:
- Surveyed 23 district plantrooms across the estate with a consistent methodology
- Captured asset data to sub-asset level (manufacturer, model, serials, ratings, key attributes, photos as required)
- Conducted drawing validation against site conditions and identified discrepancies
- Produced as-built drawing amendments where required to reflect services and plant layout accurately
- Applied RAG condition grading during the walkdown to highlight immediate issues, emerging risks, and priority assets
- Collated findings into a structured asset intelligence output suitable for handover to estates teams and leadership review
Outcome
- Delivered a verified baseline of plant and assets across the estate, giving leadership clarity on “what’s really out there”
- Updated drawings to reflect as-built conditions, reducing reliance on outdated or incorrect information
- Provided condition and risk visibility through RAG grading, enabling prioritised maintenance and investment planning
