Asset Surveying & Condition Reporting

Most organisations don't lack assets – they lack a clear picture of what those assets are, what condition they're in, and what needs attention first. That gap between assumption and evidence is where poor decisions get made and budgets get wasted.

An asset condition survey gives you the data you need to make informed decisions about maintenance, investment, and risk. Not a cursory walkthrough – a structured, systematic assessment of your physical assets, documented to a standard you can act on.

What We Survey

We carry out detailed plant and equipment surveys across estates, facilities, marine, and infrastructure environments. That includes mechanical and electrical systems, building fabric, external areas, and specialist installations.

Typical survey environments include plant rooms, substations, rooftops, risers, distribution boards, engine rooms, pump stations, and building services infrastructure. We work in occupied buildings, operational sites, and complex environments where access and safety planning matter.

What Data We Capture

The value of a survey is only as good as the data it produces. We capture structured asset data including:

  • Asset identification and unique reference
  • Manufacturer, model, serial number
  • Capacity and rating (kW, voltage, flow rate, dimensions)
  • Installation date or estimated age
  • Condition grade with supporting commentary
  • Photographic evidence per asset
  • Location within the building hierarchy

Where required, we align our tagging strategy to your existing systems – CAFM, CMMS, or bespoke registers – so the data is immediately usable, not trapped in a standalone report.

What You Receive

Every survey produces a clear, structured output designed to support decisions, not sit on a shelf.

Standard deliverables include a full asset register, RAG-rated condition grading, photographic evidence pack, and a summary report with prioritised recommendations. Where needed, we produce data in formats ready for CAFM upload or lifecycle cost modelling.

The report is written in plain English with clear commentary. You will know what is in good condition, what needs attention now, and what will need attention within a defined timeframe.

When Organisations Typically Need This

Asset surveys are not a routine expense – they are commissioned when a specific need arises. Common triggers include:

  • Inheriting an estate with poor or missing documentation
  • Capital planning cycles where condition data is needed to justify investment
  • Pre-acquisition due diligence on a property or portfolio
  • PFI or contract handback where condition must be evidenced
  • Post-failure review after an unexpected breakdown or safety incident
  • New management taking over responsibility for an unfamiliar estate
  • Regulatory or compliance requirements that demand current condition evidence

If you recognise any of these situations, an independent condition survey is likely the first sensible step.

How We Work

Every engagement starts with a scoping conversation to understand what you need, why you need it, and what the output must support. From there:

  1. Scope and plan – We agree the survey extent, access requirements, and deliverable format
  2. Site survey – Our engineers attend site with structured data capture tools and survey to a consistent standard
  3. Data processing and QA – Survey data is processed, cross-checked, and quality-assured before any output is issued
  4. Report delivery – Clear, structured reports delivered in the format you need, with a walkthrough of findings if useful

We are not a software company selling a platform. We are engineers who survey assets, process data carefully, and give you something you can use.
